Morgan Capital assisted in the acquisition of 182-184 High Holborn (now 1 Smart’s Place) by AXA Investment Managers and were subsequently appointed as development managers on the building.
Following vacant possession in Q4 2016 Morgan Capital commenced the comprehensive ‘back to frame’ refurbishment of the building. The works included a full re-clad of the external envelope, replacement and enhancement of the central core and the addition of 2 new floors. Together the works increased the floor area by approximately 30% and also included the introduction of stepped terracing to the upper floors. The development achieved BREEAM ‘Excellent’ as well as Wired Score ‘Gold’ certifications.
