182-184 High Holborn (now 1 Smart’s Place) was acquired for a total consideration of approximately £29 million.


Following vacant possession in Q4 2016 Morgan Capital, working with AXA Investment Managers, commenced the comprehensive refurbishment of the building with the aim of capitalising on the increasing demand for modern office space in the location. The scheme will result in a c.30% increase in floor area, from 29,848 sq ft to c.39,000 sq ft.


The works will include a full reclad of the external envelope, replacement and enhancement of the core, and creation of terrace areas.
