Morgan Capital are leading the repositioning of 1-5 Lower Marsh, a self-contained HQ building 200 metres from Waterloo station. Planning consent has been achieved for the addition of new 5th and 6th floors, including a roof top pavilion and associated sky garden.
The scheme includes a 2,900 sq ft green courtyard entrance and introduces substantial private outdoor terracing to the 2nd, 3rd, 4th and 5th floors.
In total, the scheme will provide 8,650 sq ft of external amenity space – 20% of its total area. It will target the highest sustainability standards following an extensive refurbishment, including BREEAM Outstanding, NABERS 5* and WELL Platinum, as well as being net zero carbon in operation.
Designed by Fathom Architects, work is scheduled to begin on the scheme in Q1 2024, with the comprehensive refurbishment due for completion in Q3 2025.
